Website terms of use

The terms on which you may use fuzzlab.co.uk. Last updated 14 September 2026.

Who we are

fuzzlab.co.uk (the “site”) is operated by Fuzzlab Limited, a company registered in England and Wales under company number 10142828, with its registered office at No.159, Field Maple Barns, Weston Green Road, Weston Longville, Norwich, Norfolk, NR9 5LA (“Fuzzlab”, “we”, “us”). You can contact us at contact@fuzzlab.co.uk.

By using the site you agree to these terms. If you do not agree to them, please do not use the site.

What these terms cover

These terms cover your use of this website only: reading its pages, using the enquiry form, booking a call, and following links from it.

They do not cover the key2housing platform, the customer portal, or any services Fuzzlab provides to a customer. Those are governed by the written agreement with that customer. Our product website, key2housing.co.uk, has its own terms.

Using the site

You may use the site for lawful purposes only. You must not use it in any way that breaches applicable law, that is fraudulent, or that damages, disables or impairs the site or interferes with anyone else’s use of it. You must not attempt to gain unauthorised access to the site, the servers on which it is hosted, or any connected system, and you must not use automated means to extract content from the site at a rate that affects its operation.

We may suspend, withdraw or change all or any part of the site without notice. We do not guarantee that the site, or any content on it, will always be available or uninterrupted.

Enquiries and bookings

Submitting an enquiry or booking a call does not create a contract between you and Fuzzlab. Any work we do for you will be set out in a separate written proposal or agreement, and nothing on this site forms part of that agreement unless it says so.

Information you give us through the site is handled as described in our privacy notice.

Content and intellectual property

Fuzzlab owns or is licensed to use all content on the site, including text, images, the Fuzzlab and key2housing names and logos, and the mascot characters, which are protected by copyright and trade mark law.

You may view, download and print pages from the site for your own reference, including for the purpose of evaluating Fuzzlab or key2housing for your organisation, provided you keep any copyright notices intact. You may quote from the site if you attribute the quotation to Fuzzlab and, where practicable, link to the page. You must not otherwise reproduce, adapt or commercially exploit the content without our written permission.

Accuracy of information

The content on this site is provided for general information about Fuzzlab and its services. It is not advice, and it is not a substitute for professional, legal or regulatory advice on your organisation’s own obligations.

In particular, descriptions of Awaab’s Law, other housing regulation and their timescales are our summary at the time of writing. Meeting a statutory obligation remains the duty of the landlord. Worked examples on the site are illustrative and do not describe any real resident, tenancy or case.

We make reasonable efforts to keep the site accurate and up to date but we make no representations, warranties or guarantees, whether express or implied, that the content is accurate, complete or current.

The site contains links to other websites and services, including key2housing.co.uk, our customer portal, LinkedIn and WhatsApp. We are not responsible for the content or availability of third-party sites, and a link does not imply endorsement. Your use of a third-party site is subject to that site’s own terms.

Our liability

Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be excluded or limited under English law.

Subject to that, we exclude all implied conditions, warranties and terms that might apply to the site or its content, and we will not be liable to you for any loss or damage, whether in contract, tort (including negligence), breach of statutory duty or otherwise, arising from your use of or reliance on the site or its content. If you use the site for business purposes, we have no liability to you for any loss of profit, business, revenue, goodwill or anticipated savings, or for any indirect or consequential loss. We have no liability for loss or damage caused by viruses or other harmful material that may infect your equipment because of your use of the site.

Changes to these terms

We may change these terms from time to time. The date at the top of the page shows when they were last updated. Please check them each time you use the site.

Governing law

These terms, their subject matter and their formation are governed by English law. The courts of England and Wales have exclusive jurisdiction, except that if you are a consumer resident elsewhere in the United Kingdom you may also bring proceedings in your local courts.
